• VIVErentals.com reserves the right to adjust and/or modify the rental rates and special offers based on the present and future conditions of the market perceived.

• VIVErentals.com will not modify the rental fee for an existing reservation.

​Reservation Policies​

​

• In order to make a reservation, it is very important to be over 21 years old and have active email.

• We consider kids between 3–12 years old.

• ​Reservation online: This is done automatically, it is important to keep the confirmation number provided via email. Telephone or E-mail Reservation: In order to make and pay a reservation you must call:  from Mexico:  (638) 112 1459 + WhatsApp, or by e-mail:viverentals@gmail.com

• We accept Visa, Master Card, PayPal, and Wire Transfer.

• The reservation made by telephone or email requires 50% of the total amount to secure the reservation at the time. This amount is applied to the remaining balance; Payment of the remaining balance is due 30 days prior to your arrival. If you made your reservation within 15 days of the date of arrival, requires the full payment.

• VIVErentals.com does everything possible to keep the clients in the room assigned at the time that the reservation was made; however, due to maintenance and other circumstances beyond our control, VIVErentals.com reserves the right to move our guests to a similar room or higher in the case of that necessary, with prior notice.

• You agree to comply with the following "Rules of the Room" at the time the reservation is confirmed:

1. Non-smoking

2. No pets allowed

3. Respect green areas and common areas.

4. Make use of audio with moderate-volume equipment.

5. Do not modify the decoration or facade of the room and relocate the furniture

6. Parties or events are not permitted.

7. Do not store fuels or detonate Fireworks.

8. Do not store produce or distribute substances covered by the local authorities as illegal.

9. Use low-awareness ecological services such as water and light

10. Make use of areas and common property in a quiet and orderly way and according to morals and good customs.

11. Do not carry out any action, nor even in the interior of the room to prevent their peaceful use that it might disturb the tranquility of residents, or that it compromised the safety, health, comfort, and good appearance of the room.

12. It is prohibited out of room any utensil, article, furniture or appliance intended for use solely within the same accommodation.

13. If the reserved room is located within a private or tourist development, in the same way, you agree to comply with the rules of procedure of the same development.

Arrival and Departure

​

• The normal operation hours are from 9:00 am to 10:00 Pm. If you are planning to arrive after those hours, please let us know, and we will do anything possible to handle your request.

• Check-in Time is at 3:00 pm

• Check out Time is at 11:00 am

• Without prior authorization, a quote of 25% of the rental fee for the first night will be charged per extra hour after the departure time.

• It will be charged an equal fee for the first night to the departures after 3:00 pm

• Reservation agents are not authorized to offer or to imply that the time of arrival or departure is available.

Occupancy

​​

​Each room (Condominium, Villa, or Department) has a maximum limit of guests which appears in the room description. If you exceed the limits of occupation of your unit you will be required to rent and pay for an additional room to accommodate its excess of occupants, otherwise, it will be subject to eviction, and they’re not reimbursed other amounts paid in advance.

Re-scheduling

 

• In order to reschedule your reservation, you must call:  from Mexico:  (638) 112 1459 + WhatsApp, or by e-mail: viverentals@gmail.com. Please include the name and reservation confirmation.

• All modifications to reservations are subject to changes in the rental fee depending on availability, season, and room type.

• You can change a reservation free of charge for the first time; however, you will be charged 20% of the rental fee for the first night from then on.

• A reservation can only be reprogrammed a total of three times, and after that will be subject to our cancellation policies.

Cancellation Policies​​

​

• To cancel your reservation you must call:  from Mexico:  (638) 112 1459 + WhatsApp, or by e-mail: viverentals@gmail.com. Please include the name and reservation confirmation number in the subject line).

• Cancellation less than 30 days, but more than 14 days before the date of arrival: there will be a charge for the amount of 50% of the rental fee of the first night.

• Cancellation less than 14 days before the date of arrival: there will be a charge for the amount equal to the rental fee of the first night.

• For stays longer than one night: There will be no reimbursement in the event that a guest does not arrive within the first 24 hours, the second night will take total cancellation, losing any payment in advance.  

• There will be no refunds for early checkout.

• Please note that our cancellation policy does not make exceptions for personal emergencies (such as family illness or death), transportation failures, bad weather, road and/or border closures, government disputes, labor strikes, border unrest, failure or lack of utilities, natural catastrophes, acts of God or any other circumstances beyond the control of VIVErentals.com, and in order to avoid such cancellation fees we recommend that our guests purchase travel insurance.  

• Please make sure you receive a confirmation of your cancellation.

Important

• The use and/or parking of motorcycles, motocross, dusky, aquatic bikes, or motorboats are subject to the rules of procedure of each room.

• VIVErentals.com is not responsible for breakdowns, theft or loss thereof.

Privacy

​

VIVErentals.com respects your privacy and is committed to not selling or distributing your name or any information related to your stay to any person or entity.

​However, it commits to allowing VIVErentals.com to be in contact with you in the future to provide current offers, specials, and other vacation information.

Others

​​​

• Please remember, VIVErentals.com is not a standard hotel.  All condos and villas are privately owned. Furniture and decor are subject to change without notice.  No refunds will be given in the event your unit does not meet your expectations unless there is a maintenance problem that cannot be solved during your stay. VIVErentals.com strives to exceed our guests’ expectations.  If your unit did not meet your expectations, please let us know, so we may communicate any deficiencies to the unit owner. Therefore, if your unit exceeded your expectations, and you would like to reserve the same Unit in the future, please let us know.

• Towels: VIVErentals.com does not offer daily services for changing towels. The unit is supplied with cloths, hand towels, and bath towels. There are washers and dryers in each room. Bath towels within your unit are not aimed at the beach or the swimming pool. Only rooms with private pools can use the towels provided.

• Bed linens and towels in each room are provided for your use in a function of the maximum number of occupants and during your stay, and will not be replaced.
